Who Needs to Apply
- Every person over the age of 18 years must submit a separate Rental Application.
- Each applicant applying must qualify solely and individually in regards to the following: credit, criminal and rental history. Income verification as stated below will be considered as a household.

What is the application fee
- Application Fee must be paid prior to processing the application.
- Application Fee is $70/per adult (anyone over 18 must apply) application fee is NON-REFUNDABLE.
- All applications are subject to approval by the owner and may be denied by the owner of the property for any reason.
- Application processing time: 3 Business Days.
- We make every effort to process applications within 48 - 72 business hours of receipt (provided all of the necessary paperwork has been submitted). The application may take several days if we do not receive a response from previous/present landlords, employers, and other references.
- Some properties are in high demand, which means that applications may have already been submitted before you submitted yours. We cannot guarantee any unit. Units are rented on a first come, first served basis once a prospective tenant has been approved and the reservation fee has been paid. The reservation fee is paid once the rental application is approved.

Required Documents
- Government issued photo ID.
- If employed: 3 most recent pay stub.
- If self-employed: 2 years tax return or 6 months most recent bank statements.
- 3 years most recent residential history + landlord information.

Credit Score
Credit is important to us. We don’t base our decision solely on credit but we do take it into account.
- 650-800 = Very likely to be Approved
- 600-649 = Possible or likely to be Approved
- Below 600 = Most likely will be denied
**Final decision will be made, pending our review of all other factors of your application**
- Income Verification
- Your GROSS monthly income must be a minimum of 3 (three) times the monthly rent.
- Copies of 2 months of pay-stubs must be provided.
- Self- employed: If you are self-employed, you will need to provide the following proof of income:
- Copies of the 3 most recent bank statements (Tax Return may be used in addition to bank statements).
- Copies of your last 2 months of pay stubs; (Tax Return may be used in addition to bank statements).
- Rental History
- No Eviction record within the last 2 years, outstanding landlord debt, or negative references. No more than 2 evictions in the last 10 years.
- At least 2 years verifiable rental history preferred.
- Bankruptcies will be considered, as long as they have been discharged or dismissed. No open bankruptcies.

Criminal History

Automatic denial for convicted crimes within the past 7 (seven) years include:
- 1st, 2nd, and 3rd degree murder, harassment or stalking, kidnapping, simple or aggravated robbery, and terrorist threats.
- Felony burglary/theft, arson; 1st, 2nd, 3rd and 4th degree sexual assault or misconduct.
- 2nd degree manslaughter; 1st and 2nd degree assault.

Misdemeanors
- Any misdemeanor may be subject to denial.
- Type of charge and the date of conviction may affect the decision.
- Proof of resolution may also be required.

Felonies
- Any Felony conviction less than 7 years from release will be denied.
- Per Federal regulation, drug and alcohol use felonies may be acceptable with proper documentation. Regardless of conviction date, no applicant with a felony conviction for any of the following will be accepted:
- Acts of violence or sex crimes.
- Illegal manufacturing or distribution of drugs.
