Tenant FAQs
Answers to your frequently asked questions
-
Do I pay first month’s rent and last month’s rent with my security deposit?
Your security deposit is separate from your first month’s rent. The security deposit is held by RentWise as a safeguard against potential damages, unpaid rent, or other lease violations.
Typically, you will need to pay the following before moving in:
First Month’s Rent – Covers your first month of tenancy.
Security Deposit – A refundable amount (if no damages or unpaid obligations occur).
-
Who needs a cosigner?
At RentWise, a cosigner may be required if a tenant does not meet certain rental qualifications on their own. Common situations where a cosigner might be needed include:
- Limited Credit History – If you’re new to renting or have minimal credit history, we may require a cosigner to provide additional financial assurance.
- Income Below Requirements – If your income doesn’t meet RentWise’s income-to-rent ratio, a cosigner can help strengthen your application.
- Credit Challenges – If your credit score is low or shows a history of missed payments, a cosigner may be necessary to meet our standards.
- First-Time Renters – Students or individuals renting for the first time may need a cosigner if they lack a prior rental history.
At RentWise, we strive to make the rental process as smooth as possible. If you think you might need a cosigner or have questions about the qualifications, feel free to reach out to our team for assistance!

My lease expiration is coming and I want to move out. What do I do?
If your lease is nearing expiration and you’ve decided to move out, follow these steps to ensure a smooth transition:
-
Review Your Lease Agreement
Check your lease for specific terms regarding notice periods, move-out procedures, and any other requirements.
-
Provide Written Notice
Send a written notice to RentWise, typically at least 30-60 days before your lease expires (depending on the terms of your lease). This can usually be done through your online resident portal or via email. Be sure to include:
- Your name and property address
- The date you plan to move out
- A forwarding address for your security deposit refund
-
Schedule a Move-Out Inspection
Contact the RentWise team to schedule a move-out inspection. This will help identify any potential damages or cleaning needs before you leave.
-
Prepare the Property
Clean your unit thoroughly, including appliances, floors, and walls. Remove all personal belongings. Address any minor repairs (e.g., patching nail holes) to avoid deductions from your security deposit.
-
Return Keys and Access Devices
Return all keys, fobs, and access devices to RentWise by the agreed-upon move-out date.
-
Settle Any Final Balances
Ensure your rent and any outstanding fees are fully paid. You can check your balance through the RentWise Resident Portal.
-
Receive Your Security Deposit
After your move-out inspection and once your account is settled, you’ll receive your security deposit (minus any deductions for damages or unpaid balances) within the timeframe specified in your lease.
If you have questions or need assistance with the process, the RentWise team is here to help make your move-out smooth and stress-free!
